homes are not considered if they:

are over 100 years old. have more than 6 bedrooms (more than 5 in Florida, Illinois, and Texas). are on more than 2 acres of land. are incomplete rehab projects or have structures on the premises in disrepair. have any environmental hazards. 3 have seepage or subject to flooding. have a history of sinkholes or near sinkholes, even if the sinkhole has a repair certification. have liens or unpermitted rehab work. have open permits that cannot be closed prior to closing. lack central air conditioning (exceptions may apply in Colorado, Oregon, and Washington). are furnished or not empty of the seller’s personal belongings prior to closing. We do not negotiate for personal property aside from standard appliances. have above ground or indoor pools. If the pool has a vinyl l iner, we need proof the l iner has been replaced within the last 2 years. have tax rates, including special service area/ community development district/Melo-Roos greater than 4% of property value.
